Leggett Immobilier, says:

On the market for the first time in almost 100 years, this historic village Chateau from the 15th and 18th century, retains many original elements, guard towers, gateways, fine parquet floors all surrounded by a 5 hectares (12 acres) of parkland including an ornamental lake. Quiet convenient location near town.
I have known the towers of this chateau from a distance almost since I came to France 17 years ago. And, you know, the wait to get inside has been worth it.
The origins are lost in the mists of time. Suffice to say that there is a well in the grounds that has been a place of pilgrimage since the 4th century. Being on the ISMH ( Inventaire supplémentaire Monuments Historique) means that the grounds have to open to the public once a year.
You enter the grounds of the chateau through a fortified porch, and then pass along an avenue of trees past some of the outbuildings to the courtyard inside the old defensive walls in front of the house.
Delightful twin towers from the 15th century have an 18th century house between them. Inside there is a feeling of space without being overwhelmed by the size and height of everything. This is a spacious home, but a home nonetheless.
On the ground floor, a 40m2 salon with a working fireplace, then a circular ‘boudoir’ 30m2. This has been created in a square room with panelling, features a ‘Fougere’ style parquet floor and fireplace.
From here you go into the second tower, which can also serve as the front door, and so into the downstairs bedroom (24m2). Bed in an alcove, and original 19th century wall paper, featuring views of the monuments of Paris in full colour, an amazing find.
Passing the main spiral stone staircase which leads to the three main bedrooms (36 + 23 +28 m2), and a bathroom; at the other end of the house, is the dining room (33m2) overlooking the ornamental lake, covered in water lilies and home to several moorhen. A parquet floor style ‘Versailles’ and fireplace.
From here a door leads past a bathroom and wc, and into the kitchen (16m2), a family area with table, plus a door that leads into another room currently used as a store which again leads through to the garage. With thought a great deal could be done to update and improve this whole area.
At the back is the second part of the main house, a billiard room (48m2), an office (20m2), a shower room and wc.
Stairs lead from the billiard room to a corridor along the back of the house, there are 4 further rooms( each 20m2), one with its own little turret, fireplaces, and all in need of renovation.
Separately there is a second house, known as the ‘bibliotheque’, of some 130m2 in total. The main room, 5,8m to the ceiling, has a mezzanine supported by a beam which came from an estate tree reputed to be 800 years old. Upstairs two 20m2 bedrooms and a bathroom and wc. Downstairs a small kitchen, which leads through into the boiler room and another garage.
From here there is also access to the cellars that run the whole length of the building plus several other rooms in need of renovation.
Externally, there are the 4 remaining defensive towers, porch and tower. All this plus a pigeon house complete with around 800 nest boxes and still with its internal rotating staircase. The famous chateau of Breze has a similar one, except that it holds 3,700 pigeons (the rule was that the lord of the manor could have one pigeon-hole for every half-hectare of land…..) They are almost never found in this complete state, having been the main target for destruction once the French Revolution began.

Making up one side of the courtyard, with a cedar of Lebanon in the middle, behind the chateau, is a range of outbuildings on two levels including an orangery, stores, workshops, stables, and a room with a bread oven. All these have an attic space, part of which may have been the original guard room. There is a monumental fireplace. From here you pass into one of the towers, with its floors and staircase.
All this is surrounded by its own parkland, fully enclosed within a wall, of some 5 hectares or over 12 acres.
It is a lovely fully habitable chateau, yet with a great deal of potential. Being just 30 minutes from Saumur, in a village on the edge of Thouars, say an hour from Poitiers, Angers and Tours. Saumur is just 90 minutes by TGV from Paris.
What a location, what history, what a wonderful home …. It was worth waiting all those years just for the privilege of seeing inside those high stone walls!
