The house at a glance. 3 bedrooms 15m², 11.5m², 12m² mezzanine bedroom, 12m². Living room 35m², kitchen/ diner 23m² conservatory 20m². Shower room 5.5m², bathroom 5.m². laundry area 3.5m² oil central heating. Mains water and electric, septic tank, broad band phone line. Outbuildings and land at a glance. Three sheds approx 7m² each, large barn, room 1, 52m² room 2, 36m², upper floor 90m². Garage for 2 cars + lawn mower, trailer etc. Pond and well. The access onto the property is through the electric gates and along a gravel drive, passing the level lawns on both sides. Enter the property through the front door and into the living room, which has a log burner, a window overlooking the front - garden. At the rear of the sitting room are stairs to the upper floor. On the right is the kitchen / dining room, with fitted units, dishwasher, gas hob, electic oven and extractor fan, single sink and window overlooking the front. A roller shutter acts as the doorway to the conservatory which has large double doors to the outside. At the far end of the kitchen is a door to the rear loby and laundry area which has a sink and plumbing for a washing machine. Next to this is a shower room with vanity unit sink, and shower, next to this room is a separate WC . Fully glazed double doors open to the outside. Opposite the laundry area is a corridor leading to the first bedroom, which has a window overlooking the rear gardens and has a TV point. From this room is the boiler room and hot water tank. Further along the corridor is another entrance to the property. This door leads to the sheds, which used to be pig-stys but now one has a water pressure tank from the well which could be used for the house water and the oil tank. The next two are used for storing logs. Moving around the corner to the big barn, and through the semi-glazed doors to the first part which has a stone and concrete floor. It is possible to covert this building into a gite or second dwelling. To the left is a second room of nearly the same size. From the first room a ladder stairway leads to the upper floor which is vast and open plan. There are several entances to this barn which couild be made into windows or doorways. Going further around is the garage which can take two cars and lawnmowers, trailer etc, it is open sided at the front and made of a mix of sturdy beams, metal sheets, slate and timber slats. To the side of the garage is an old loading bay which is ideal for loading grass mowings into the trailer from the mower !! A good size pond to one side allows you to sit and relax or pracitce your casting ! 6Kms from Craon which has most aminities and a well known horse racing track, under an hour from Rennes for TGV or airport, Nantes / Dinan airports 1.5 hours, Laval 50 mins TGV. Angers TGV 1 hour.
