This is a really exciting property, well priced and in good order to start with so without too much investment or effort you should be able to get a business really flying in this gorgeous location. It could be a home, a very big one, but really lends itself to commercial use having previously been an art gallery and tea shop and then a restaurant. Always, at the same time as these other businesses being in operation, it was a chambre d'hote and the letting rooms are pretty much ready to go giving you the chance to have an instant income.
Moncontour is renowned for its quaint appearance and regular medieval festivals. It has a small weekly market, small supermarket, butcher, charcuterie, boulangerie, patisserie, poissonerie, several café-bars, restaurants, a crèperie, pharmacy, doctors, nurses, dentist, physiotherapist, vet and tourist accommodation. The little town centre has been carefully protected for many years and has a truly authentic feel; when visiting the carefully crafted medieval village at France's famous 'Puy de Fou' I thought how poorly it compared to Moncontour - the real deal! This super property for sale has a secret up its sleeve though; in 1972 the interior was completely rebuilt leaving the front, back and side walls as original granite while the interior floors, walls, etc were all rebuilt in more modern materials by a well known local artisan. This gives you the best of both worlds, a 19th Century building which blends beautifully with its older surroundings with none of the tricky issues one can encounter when working on an older property. The roof was also refurbished at that time, 3 phase electricty installed and the property has mains drainage. On the ground floor there is a large open room to the front, with a client WC, 2 kitchen areas and a lounge previously used for the tea room and opening onto the terrace. The main restaurant kitchen was located in the basement where there is also a bolier room, a strong room and a wine store. The garage is great for when the festivals and concerts are on because you are always assured of parking right at the centre of the action. The local area is beautiful and less than half an hour from the Emerald Coast with its clean sandy beaches and safe swimming. Lamballe, 15km away is the nearest town and has a large weekly market, plenty of shops, bars and restaurants amongst its half-timbered buildings. It's also famous as the home of Brittany's working horse breeding and training centre which hosts open air concerts throughout the summer, as indeed does Moncontour itself. Access is so easy, whether it's for you or your guests. Well under an hour away are the ferries of St Malo which arrive from Portsmouth, Poole and the Channel Islands or Dinard airport with its regular RyanAir flights from various parts of the UK. If that's not enough, in easy reach are Roscoff, Brest, Rennes, Nantes, Caen and Cherbourg with a variety of ferries and flights from all over the UK; there is also a TGV service to Rennes which is an hour away.
