Lovely country manor house with superb views across the undulating Charente countryside, this property offers a lovely home and a good income in superb peaceful surroundings not far from town. This property will accommodate 18 people comfortably (inc the owners) and has a further gite to sleep further 4-6 people.
The Manor House

The elegant ground floor accommodation is comprised of three large reception rooms, kitchen and a cloakroom which are accessed from the main imposing hallway. The hallway leads right through the house to French doors opening onto the raised sun terrace.
The Dining Room (6m X 5.1m) : A baronial sized dining room can accommodate a large dining party and is beautifully appointed with period features including fabulous original beams and ceiling. The feature log burner is set into a large fireplace and oak mantle, and there is also the original listed working potagerie behind chestnut doors. The dining room leads through to the first drawing room.
First Drawing Room (5.1m X 4.3m): A formal drawing room with views over the extensive grounds and countryside. There is original beam work and lovely chestnut cupboards in this room while the original oak panelling to dado height compliments the parquet oak floors. The room also benefits from a large antique glass chandelier and marble mantelpiece with log effect fire.
Second Drawing Room (5.1m X 4.2m): This drawing room, like the first, is beautifully oak panelled with double frontage windows overlooking the garden. The black marble fireplace contains a new log burner.
This drawing room leads through to the large traditional kitchen, which one would expect in such a fine country house.
Kitchen(5.1m X 6.5m): This large tile floored kitchen is well appointed with recently refurbished units and is fully fitted with all appliances. There is also a separate large breakfasting area within the kitchen and the original beam and stone-work features are stunning. The marble fireplace contains a new log burner.
A connecting door links this kitchen directly into the letting gite, effectively increasing the accommodation of the manor, if required.
Hallway (12.1 X 1.9m): The hallway also contains a downstairs cloakroom with WC. Access to the first floor is gained by a most imposing chestnut wood stairway with turned balustrade, leading to two polished wood floored landings.

FIRST FLOOR

This floor contains five double bedrooms (two ensuite) and also a family bathroom.



Bedroom One (approximately 5m X 5.2m): This beautiful bedroom contains all original beam work and marble topped open fireplace. Original built in storage cupboards and wardrobe are in situ and the floor is of polished chestnut, complimenting the beam work. This room faces south.
Bedroom Two (approximately 5m X 5.1m): Again, as with Bedroom one, the beam work is stunning and this bedroom leads onto its own fully-equipped, tiled ensuite bathroom. Original chestnut built-in wardrobes are a feature of this room. This room faces south.
Bedroom Three (approximately 4.3m X 4.3m): This large bedroom has its original marble open fireplace, a polished chestnut floor and commands spectacular views over the garden and beyond.

GENERAL DETAILS

Heating: All rooms within the main Manor are fully centrally heated, and the duel oil/log central heating boiler is situated in the basement.

Electrics: The entire Manor house was rewired in approx 2004, and is still under its 10 year service guarantee.
Water: The house is connected directly to the mains water supply (meeting all EEC standards) and the drainage is into a new 5000l septic tank.
Satellite Television: All rooms within the Manor house are connected directly to the central SKY satellite TV system, receiving all normal UK channels.
Double Glazing: To avoid the intense heat during sunny summer days, all windows facing south have been newly double glazed in hardwood, ensuring the Manor stays cool on the hottest days.

Attached to the main manor is a truly lovely, completely self contained letting gite. Access to this gite is separate (although it can be accessed via the manor kitchen, if required) and the outside entrance leads into a large open lounge and dining area.

The original oak beam work is a the main feature of this gite, and compliments the tiled floor throughout the ground floor of this gite. The log burner is in situ in the imposing fireplace.

A flight of stairs leads to a double bedroom, and also a further double bedroom. A major feature of the bedrooms is the superb original beam and panel work.

There is a mezzanine level overlooking the lounge, which at present is used as a single bedroom and is curtained for privacy.

The Gite has its own private tiled bathroom, with full sized bath, shower and twin basins and a separate WC is adjacent to this bathroom.

There is a fully fitted tile floored kitchen leading from the dining area, which is well fitted in natural oak units, with all appliances.

French doors lead to a large private garden(250 sq mt), with barbeque etc, and above ground swimming pool.

GENERAL DETAILS

All rooms in the Gite are centrally heated by its own independent liquid gas central heating unit and there is SKY satellite TV in the lounge, served by its owned independent dish and receiver.


Garden Flat / Granny Annexe

One enters the garden flat via an outside door, and immediately enters the kitchen area with rustic beam and stone-work.

Following on, one enters the living area of the Garden Flat, measuring approximately 7m X 5m, again with a rustic theme and original beam work, and own independent SKY satellite TV system. Both the kitchen and living area are fully tiled.

A double bedroom is situated off the living area, which in turn leads to an ensuite shower room.

A flight of stairs connects this garden flat to the main Manor hallway, the door of course being locked during the letting season.

Bakery House (and connecting buildings)


Detached and to the left of the manor, one finds the bake house, containing the original 'Pain au Four', and this building in turn is connected to a further two units descending down towards the garden.

It was decided to unite all three units together to create an attractive bakery Gite, which during 2009 should be completed.

All new floor levels are in situ, and a new fitted kitchen with all appliances has already been installed. Eventually this Gite will contain two double bedrooms, large dining area and separate drawing room, and a family shower room.

Outbuildings

Other outbuildings include the 'hangar' which was built in the late 70's and serves wonderfully as multi garaging and storage, and is divided into two units.

The main unit with double metal doors, measures 18m X 10m, and the second unit measures 5m X 10m.

Pigonniere (Pigeon House)

The original pigeon house was converted to a garden tool and equipment store.

Le Manoir des Gouttes' is surrounded by truly lovely private mature gardens (approx 5000 sq mt), and when historically, they were open to the public, it attracted a ‘Jardin de France’ award.

Access to the garden is via the raised sun terrace, which leads from the main hallway and down a flight of stone stairs, or the grounds can be accessed by a paved pathway between the Manor house and Bakery.


The extensive grounds are laid out in terrace form, accessed by large stone stairways and contain many fine specimen flowering shrubs and trees, as well as beds of lavender. There are also two large ornate sunken ponds, bamboo grove, and the fruit & rose garden grows peaches, apricots, apples, plums, pears and of course grapes.



A lovely feature of the grounds is a 200 year old yew arbour, providing welcome shade on hot sunny days.


Wells

There is an historic stone well within the rose garden, and also a recent well within the grounds providing some 30ft deep of crystal clear spring water for gardening and other purposes when needed.

Swimming Pool


Within the swimming pool garden, one finds a large 7.6m circular swimming pool and equipment store. The swimming pool garden is fully child proof and surrounded by box fencing.

INCOME POTENTIAL

In 2005 the present owners were approached by a top UK letting agency with a request that their clients could rent the attractive gite on a 7 or 14 day basis, and also they were very keen indeed that the main manor house could be considered for let on an 8-10 person basis during the summer season, for a premium rental income (£2000+ pw.)

The above arrangement was agreed with the present owners, and 2006/2007/2008 saw a steady flow of clients through the most attractive self catering gite.

The main manor house has also enjoyed good bookings mid June-early September for the past three years and during that period the present owners make use of the very attractive garden flat, ensuring the privacy of their clients and yet being available if required. It has been confirmed with the agency that the present contract can be extended to new owners, who if they wish could greatly increase their income by extending the manor house availability.

There is also a further gite available within the bakery house, situated near to the manor, but which at present is used as a show room to promote the successful Kilim rug sales business run by the owners.

Location

The beautiful rural hamlet of Les Gouttes nestles in the rolling countryside of the Charente and is ideally situated to explore the Chateau towns of the region, or enjoy tranquil country walks by lake or riverside.

The medieval village of Pressignac is only a mile away, and a few miles further one finds the Chateau town of Rochechouart and the market town of Chabanais, also the sandy beach and water sport resort of hundred acre lake (great for children) is nearby.

Golf and wonderful fishing are also close.

We are situated equidistant between the international airports of Limoges (30 min) and Angouleme (30 min), and both airports are served daily from the UK by Ryan Air and Fly Be etc.

Les Gouttes is only 5 hours by car from the channel ports of Le Havre and Caen.
